Essential Documents for Your Mortgage

During the underwriting process, your loan officer may request the following documents:

  • Driver’s License: Copy of your current driver’s license
  • Employment: Last 2 years of W-2 statements
  • Income: Last 30 days of pay stubs
  • Bank Statements: Last 2 months of checking and savings account statements (all pages)
  • Rental History: Contact information for your landlord to verify rental payments

Additional Documents (if applicable):

  • Tax Returns: Last 2 years of individual tax returns (all pages and schedules)
  • Self-Employed or Commissioned: Last 2 years of individual tax returns and corporate tax returns (if applicable)
  • Investments: Last quarter of statements for stocks, bonds, mutual funds, or 401(k) (all pages)
  • Student Loans: Information on any deferred student loans and what the payments will be when deferment ends
  • Other Real Estate Owned: Provide details of any other properties you own, including addresses, loan balances, and monthly payments. This helps assess your overall financial position.

Note: A pre-approval is not an application for credit. It is a service offered by Legend Lending Corporation to help you explore mortgage options. In accordance with federal regulations, documentation is not required until after you submit an application, receive a Loan Estimate, and indicate your intent to proceed with the loan transaction.

Typical Loan Process

  1. Pre-Qualification: Borrower completes the loan application. Upon review by a Legend Lending loan officer, borrower receives a pre-qualification letter subject to documentation verification.
  2. Offer Acceptance: Purchase offer is accepted, home inspection scheduled, and earnest money deposit submitted to the title company.
  3. Disclosures: Legend Lending sends a Loan Estimate and loan application disclosures within three days of the application date for e-signature and requests any missing documents.
  4. Appraisal & Insurance: Appraisal is ordered by Legend Lending, and homeowners’ insurance is secured by the borrower.
  5. Underwriting Preparation: Your team at Legend Lending prepares your loan for underwriting.
  6. Underwriting: Underwriting decision is issued, and any additional conditions required for approval will be communicated to the borrower.
  7. Clear to Close: Loan is submitted for a final review and to clear any remaining underwriting conditions, ensuring the loan is ready for closing
  8. Closing Preparation: Legend Lending’s closing department coordinates final figures with the title company and sends documents for e-signature along with the Closing Disclosure, three days prior to closing.
  9. Closing Day: Borrower e-signs closing documents, and any required wet signatures are signed with the notary.
  10. Closing Complete: Congratulations! Your loan is closed
